. When seeking the assistance of a Realtor, a buyer may now (in some states - Michigan included) choose to have the Realtor represent him or her as a "Buyer's Agent".

This representation is different from the once common sub-agency relationship where the buyer is not technically represented.


As a buyer, you benefit from a Buyer Agency Relationship by receiving....

No Cost Representation: My compensation is paid through a co/op agreement with the listing office.

Disclosure of all known facts including:
* Disclosure of known problems . * Relationships between agents and all parties
* Existence of other offers . * Legal effects of important contract provisions
* Status of earnest money deposit . * All other applicable known facts
* Sellers motivation (if known) .

Confidentiality of any discussions, facts, or information that should not be revealed to other parties involved in the transaction.

Reasonable skill and care:
* Affirmatively discovering material facts and disclosing them to the buyer
* Investigating the material facts related to the sale.
